Checklist

This step is not required before you purchase a tiny home — But before you choose a unit size, floor plan, or financing option in California, most residential lots allow ADUs, but the specifics vary by city. Use this checklist to run a quick pre-qualification on your property.

Step 1 — Confirm Your Zoning Type

Look up your property's zoning designation on your county assessor website

R-1 (single family), R-2, and R-3 zoning all typically permit ADUs in California under AB 68

Confirm your city has adopted ADU-friendly ordinances

Most CA cities have — but some small municipalities lag behind state law. A quick call to the planning dept confirms it in 5 minutes.

Check if your city has an owner-occupancy requirement

Some cities require you to live on the property to rent an ADU. State law removed this requirement in most cases as of 2020, but verify locally.

Step 2 — Lot Size & Setbacks

Your lot is at least 1,200 sq ft (most cities require minimum lot size for ADU approval)

You have at least 4 feet of clearance from side and rear property lines

California state law sets 4 ft as the standard minimum setback for detached ADUs. Your city may require more.

There is a clear access path for delivery (minimum 10 ft wide, 14 ft clearance height)

Units arrive on a trailer. Confirm the delivery path is unobstructed — gates, overhead wires, and overhanging trees all count.

The placement area is relatively level (max 2% grade without additional site work)

GOOD TO KNOW

California AB 2221 (2023) requires cities to ministerially approve ADU permits — meaning no discretionary review and no neighbor objections. Most permits are approved in 60 days or less.

SHORT-TERM RENTAL WARNING

Most California cities prohibit Airbnb-style rentals for ADUs. Plan for long-term tenants. At $2,200–$2,800/month, the income math works better anyway.

Installation Timeline

From the day you put down a deposit to the day your unit is installed and connected, expect 8–14 weeks for most California properties. Here's what each phase involves and what you need to have ready before the next step starts.

Choose Your Unit & Confirm Order

WEEK 1–2 — 1 WEEK TURNAROUND

Select your model (studio, 1-bed, office). Review the floor plan, confirm delivery address, and sign the order agreement. Deposit locks your production slot.

Permit Application

WEEK 2–6 — MOST CA CITIES: 30–60 DAYS

Kasita provides the build materials and specs. You (or your contractor) submit to your city's building department. Most California cities process ADU permits ministerially — no public hearings, no neighbor objections.

Site Preparation

WEEK 6–8 — 3–7 DAYS OF WORK

While permits are being processed, prep your site. This includes ground leveling, gravel pad or foundation pour, and staging the utility connections. Your contractor handles this — Kasita can refer you to local crews.

WEEK 8–12 — 1 DAY

Your unit arrives on a flatbed trailer and is placed on your prepared pad. Most placements are completed in a single day. You (or a neighbor) need to be available for the 4-hour delivery window.

Utility Hookup & Final Inspection

WEEK 10–14 — 2–5 DAYS OF WORK

Licensed electrician and plumber connect your unit to existing services. City inspection follows. Once inspection is approved, your unit is ready to occupy or rent.

WHAT SPEEDS IT UP

Having your permit application submitted before delivery is scheduled, your foundation ready before the truck arrives, and your utility contractor booked in advance are the three biggest time-savers. Most delays come from waiting on one of these.

Common Mistakes

First-Timers Make

Most of these mistakes don't kill the project — they delay it by weeks or add unexpected costs. Every one of them is avoidable. Here's what to watch out for.

Skipping the zoning check entirely

Assuming “I can build on my property” without verifying zoning type, setback requirements, or city-specific ADU rules. The fix takes 30 minutes. The mistake can cost months.

The unit is affordable. The ground work surprises people. A sloped lot, poor soil, or a long utility run can add $3,000–$8,000 to an otherwise straightforward project. Get a site assessment early.

Planning for Airbnb income
